This semi-detached bungalow, although sited in a very well respected neighbourhood within a large plot, had become dated, with inadequate accommodation, poor room sizes, services in need of upgrading and inadequate insulation.ADMS were tasked with extending and re-planning the internal layout to suit a modern day, young couple with a view to future proofing the property for a family dwelling.The proposals, which have now been constructed to a very high standard by Billy Willis & Sons Contractors, included a rear extension with much improved kitchen and dining space and utility room to the ground floor, with a spacious bathroom at 1st floor.Internal planning of the existing house, combined with the extension works has created a home with 3 double bedrooms, increased storage and improved toilet facilities. The kitchen makes use of a double height void with rooflights to bring welcome daylight into the deep plan of this area.All of the new internal planning, combined with the much improved insulation standards have created a modern day family home of which the client is now extremely happy with, which has been future proofed for many years ahead – making this one of the most attractive homes in this already sought after residential of areas of the city.
A developing family dictated that more space was required in this relatively new dwelling in Co. Donegal. Having spent time in the house during several visits, it was clear that by extending to the side of the existing property, and replacing the undersized sun room area, a much improved kitchen and utility could be provided to the ground floor, whilst also creating space for an increased master bedroom at 1st floor level. The original kitchen was then given over to a generous and much required utility space, whilst the existing main bedroom would become a large walk in storage space – also much needed. Having been approved quickly by Donegal Planning Department, the finished result has been extremely well received by our client, who now claims their home life to be much improved and easier managed due to the new dwelling layout and improved space created.
On what is one of the most idyllic sites which we have been entrusted with, the small, single storey dwelling which currently occupies the shore edge of Fahan Creek is to be removed and replaced with a more contemporary styled dwelling. Pre application enquiries (which continue to be ongoing) with Donegal Planning Department have proved positive as to the approach being taken towards a more contemporary type house, befitting of this dramatic location on the water’s edge. Although the house will, through both sites constraints and client brief, remain very small, it is our intention to provide a design which responds to both client requirements and environmental considerations. After being successful in a the competitive tendering process required for this scheme, due to public funding being the making up the contract sum, ADMS Architects were placed in position of design team leader for this important cross community based facility. Having liaised extremely closely with the committee of All Saints’ Caring Association to meet their brief requirements, we then gained full planning and building control approval. From here ADMS led the project through to completion on site, providing a full supervisory and certification service. All aspects of the design were undertaken, right down to kitchen colours and signage details. Completed on time and on budget, the project / building was opened in 2013 to many great compliments and has thrived since its inception. With its very strategic and visual site location, the involvement we have had with this significant local facility, comes with much pride.
This existing Church Hall is used on a very regular basis for the large Glendermott Presbyterian Church membership. As such, it was our brief to provide upgraded disabled toilet and access facilities, as well as improvements to the existing toilet facilities – so as to both improve them visually and also accommodate small children who attend toddlers groups. As part of the front extension, which would contain the new disabled toilet, a new sheltered entrance canopy was provided, along with which the new access ramp and steps were incorporated below it. This small but very practical and visually improved project has so far proved to meet all the brief requirements.
A long running project, due to changing brief requirements, planning policies and overall layout difficulties, we were delighted to have been able to bring this scheme to a very successful conclusion. With an expanding congregation, that in turn required increased after hours space for youth clubs and other groups, it was a challenge to both find space within the site boundaries to accommodate these, as well as link on a practical level with the existing Church layout. By internally switching the orientation of the main church body, we were able to then create an improved access and direct link to the new social / meeting spaces and large upper storey function hall. This, along with disabled access to all levels has now remodelled the entire building so as to be fit for the numerous users for many future years ahead.
Located just outside Limavady, this Care Home was designed through to accommodate elderly residents so as to provide them with rural surroundings in their immediate vicinity. Set within agricultural land, the accommodation suites all have a direct view to surrounding grazing areas for sheep and cattle. In addition, landscaped gardens and internal courtyards provide a high degree of calm and a peaceful atmosphere. A high dependency ward and facilities for those patients with Alzheimer’s conditions has also been carefully designed into this award winning care home. Due to the success of this original design, the home has continued to thrive and extended to meet the growing demand for this standard of care. ADMS Architects are proud to have been able to provide the original blueprint for this success.
Having purchased a Grade B Listed Building within a conservation area, this private client worked closely with ADMS to establish a thorough brief to allow the premises to be developed within planning policy, whilst permitting the intended use to flourish and have potential to expand in the future. An extremely restricted site, being landlocked to all sides but the rear, restricted both design opportunities and access for the main contractor. However, use of roof glazing and a central courtyard have allowed for extremely bright spaces to exist throughout all areas internally. Having gained listed building/planning consent ADMS carried the project through to completion, acting as project managers, M&E Consultants & Interior Designers. On site issues were quickly and effectively resolved through the client being provided with early and detailed descriptions of the process during many meetings and discussions. Constant and clear communication proving, once again, a crucial and successful tool on this project. Both Client and her patients have gained a much improved environment. A difficult project, but one which ADMS Architects are proud to have brought to a successful completion.
Approved some years ago, this project entailed some difficult negotiations with planning service to initially accept that the scheme would be accepted in principle, due to the fact that the intention was to replace existing vacant dwellings with a business. Having overcome this and reached agreement, we then set about designing a large dental practice which would occupy what was the site of two terraced dwellings, and would be spread over 3 floors in total. A difficult design exercise in containing all the required accommodation, along with producing a visually acceptable building along this busy arterial route was rewarded with full planning approval. Unfortunately however, we do not now believe this project will go ahead at the current time.
Having already established a golf club course over many years in the heart of The Sperrin Mountains, our client approached us with the intention of providing the associated club house facilities for it. Developing a brief with our client, we then spent time in growing a design idea that would marry the requirements of our client along with the stunning site location. The result has been a building which, whilst more closed and subtle to the approach / roadside opens up to a much more glazed facade to the rear, where views over the course and beyond are located. Office, bar space, shop, toilet and kitchen facilities have all been included. Full planning permission has been approved for this project and we are hopeful of a start on site during 2015.
